Arlington · Texas
One city, five school districts, and the agent who knows which one a house is in.
Five school districts serve the City of Arlington. We counted the city’s single-family parcels against its own boundary map: about one in four sits outside Arlington ISD, and about one in five is in Mansfield ISD.
This page comes from 6th Ave Homes. We’re a Fort Worth real estate brokerage, we design and build homes too, and we hire agents, so we wanted this count for them. The sources are all at the bottom of the page, so you can check our work. Checked October 16, 2026.
The split
The City of Arlington keeps a map of the school districts that serve it, and it lists five. We laid the city’s 99,648 single-family parcels over that map and counted where each one falls. Here’s the split.
Outside Arlington ISD: 27,350, about one in four
| School district | Single-family parcels | Share | Where in the city |
|---|---|---|---|
| Arlington ISD The middle and most of the city | 72,298 | 73% | The middle and most of the city |
| Mansfield ISD The south | 19,362 | 19% | The south |
| Kennedale ISD The southwest, in two pieces | 4,024 | 4% | The southwest, in two pieces |
| HEB ISD The far north | 3,746 | 4% | The far north |
| Fort Worth ISD The west edge, in two pieces | 218 | under 1% | The west edge, in two pieces |
| All five | 99,648 |
Our count, from the City of Arlington’s School District Boundaries and Parcel Land Use layers. Boundary map last updated May 6, 2024.
So the city name on a listing doesn’t tell you the school district.
About 19,400 of Arlington’s single-family parcels sit in Mansfield ISD. Mansfield ISD says so itself: it serves “sections of Arlington.” Kennedale ISD describes “small portions of Arlington” the same way.
Three things this map can’t do. It can’t stand in for the district’s own answer, because boundaries can change and this layer was last updated in May 2024. It can’t tell you which school a child would attend; each district draws its own attendance zones inside its lines. And it says nothing about which district is better. It tells you which one the house is in.
The listing
“All information concerning a Listed Property must be as accurate and complete in every detail as may be ascertainable by the Listing Participant.”
The listing agent’s side does. North Texas’s MLS, NTREIS, puts the accuracy of everything on a listing on the listing broker, and it says plainly that NTREIS checks none of it.
The rules don’t name the school field. It falls under that general duty, like every other field you fill in. And the paperwork won’t catch it for you: TREC’s current resale contract, form 20-19, never mentions schools. If the district on the listing reaches a buyer, it reached them through you.
In April 2026, HUD told real estate professionals that sharing school-quality information with a buyer doesn’t violate the Fair Housing Act when it’s shared consistently and without discriminatory intent. The National Association of REALTORS® guidance since: give every client the same kind of information, keep it objective and factual, and leave out personal opinion.
The check
Two public tools answer it. Use them for every Arlington address, including the ones you think you already know.
1
Find the district. Put the address into the Texas Education Agency’s School District Locator (opens in a new tab). It shows district boundaries on a map for the whole state.
2
Find the campus, if your buyer asks. That’s the district’s call, not the map’s. Mansfield ISD publishes its attendance zones (opens in a new tab) online; for any other district, go to the district itself.
3
Hand over the source. Give your buyer the link you used, not your read on the schools. That fits NAR’s guidance to give every client the same facts, and it keeps the decision with them.
Working Arlington with us
A buyer who has settled on one school district has fewer houses to pick from. Our designers and drafters can show them what a new layout or an addition would take on the ones that are left, while they’re still deciding. Design and drafting reach all of Arlington. Construction is selective: north Arlington is at the edge of where our builders go, so it has to be a larger project. If your client hires us for design or construction, a referral bonus comes to you.
6th Ave Homes is an NTREIS MLS Participant, so your MLS access begins as soon as you sign up, with no waiting period on our side. Our second office is in Mansfield, the city just south of Arlington.

Five serve the city, according to the City of Arlington’s own boundary map: Arlington ISD, Mansfield ISD, Kennedale ISD, HEB ISD and Fort Worth ISD. By our count of the city’s single-family parcels, Arlington ISD covers about 73 in 100, and the other four share the rest.
The south of the city. We counted 19,362 single-family parcels there, about one in five in Arlington. Mansfield ISD lists “sections of Arlington” among the places it serves. Confirm any single address with the TEA School District Locator. If you’ll work both sides of that line, our Mansfield careers page covers the market to the south.
No. About one in four single-family parcels within Arlington’s city limits sits in another district: 27,350 of 99,648 by our count. The city name doesn’t settle it. The address does.
Look the address up in the Texas Education Agency’s School District Locator, which maps every district boundary in the state. For the specific campus, go to the district: attendance zones are set by each district, and they can change.
The listing broker. NTREIS MLS Rules §7.12 makes every field on a listing the listing participant’s to get right, and §13.02 says NTREIS checks none of it. The school field isn’t named; it’s covered the way every other field is. TREC’s resale contract, form 20-19, doesn’t mention schools.
Not as an opinion. HUD said in April 2026 that sharing school-quality information isn’t a Fair Housing Act violation when it’s shared consistently and without discriminatory intent. NAR’s guidance is to give every client the same kind of information, keep it objective and factual, and leave out personal opinion. Which district a house is in is a fact; which district is better is the opinion to leave out.
Our agents can sell anywhere in Arlington, and our designers and drafters work across the whole city. We build there too, but north Arlington is at the edge of our range, so we take on larger projects, not small jobs. Agents with us can bring that team in for their clients, and they’re paid a referral bonus if the client hires us.

Single-family parcels, City of Arlington
Nobody publishes this split, so we made it. We downloaded every parcel the City of Arlington’s land-use map codes as single family, 99,648 of them, and checked which district each one’s center point falls in on the City’s school-district map. Every parcel landed in exactly one district. A second count, done a different way, agreed to within a tenth of a point.
We counted parcels, not land, because land misleads here. Fort Worth ISD covers about 5 square miles of Arlington but only 218 single-family parcels.
