Real estate careers in Parker County

1,514 licensed agents and brokers are based in Parker County, and 108 got their license this year. On July 1, TREC updated three of the contracts you use out here and added a new water-rights disclosure. Here’s each form, the well rules behind them, and the source for every one.

6th Ave Homes wrote this. We’re a Fort Worth brokerage that recruits agents, and we’d rather say so first. Every rule and number below links to the agency that publishes it. Checked October 14, 2026.

The TREC forms a Parker County deal can call for

In Texas, the Texas Real Estate Commission publishes the contracts, and you use the one that fits the property. A Parker County deal can call for more than the standard resale contract. Here are the six to know, and what each one is for.

  1. Updated July 2026
TREC No. Effective July 1, 2026

    20-19

One to Four Family Residential Contract (Resale)

TREC: “not for use for condominium transactions, new homes being sold by a builder, or farm and ranch properties.”

    The form on trec.texas.gov
  2. Updated July 2026
TREC No. Effective July 1, 2026

    9-18

    Unimproved Property Contract

TREC: “for property that does not have physical buildings, additions or fixtures on the land.”

    The form on trec.texas.gov
  3. Updated July 2026
TREC No. Effective July 1, 2026

    25-17

    Farm and Ranch Contract

TREC: “generally used for rural properties with metes and bounds property description from a survey.”

    The form on trec.texas.gov
  1. New July 2026
TREC No. Effective July 1, 2026

    61-0

Seller’s Disclosure about Groundwater and Surface Water Rights

TREC says it exists to “provide prospective buyers with relevant information regarding groundwater and surface water rights associated with the property.”

    The form on trec.texas.gov
  2. TREC No. Effective February 1, 2023

    44-3

Addendum for Reservation of Oil, Gas, and Other Minerals

For a seller who reserves oil, gas or other minerals.

    Listed on TREC’s contracts page
  3. TREC No. Effective May 28, 2026

    55-1

    Seller’s Disclosure Notice

It asks whether the house is on septic or public sewer, whether the water comes from the city, a well, a MUD or a co-op, and whether any part of the property sits in a groundwater conservation district.

    The form on trec.texas.gov

Three of these contracts changed on July 1, and 61-0 didn’t exist before it. Worth a fresh look, even if you’ve written a hundred land deals.

Wells and water

Water wells in Parker County answer to a groundwater district

Parker County sits inside the Upper Trinity Groundwater Conservation District, which also covers Hood, Wise and Montague counties and is based in Springtown. Three of its rules come up in a sale:

  1. A new well has to be registered with the district before anyone drills it.
  2. A new well needs at least two acres, 50 feet from the property line and 150 feet from other registered wells.
  3. When your buyer takes over a property with an existing well, the new owner files a transfer of ownership with the district.

None of this is hard. It’s just easy to miss if your last ten deals were on city water. A buyer who plans to drill on a five-acre lot and a buyer who’s inheriting the seller’s well need different conversations, and they need them before closing, not after.

Who’s working here

How many agents hold a license in Parker County

TREC publishes every license in the state as open data. On October 14, 2026, 1,514 active licenses listed Parker County: 1,253 sales agents and 261 brokers. 108 of those were first issued in 2026. You can run the same count yourself; the query is in the sources at the bottom.

What the number doesn’t tell you: TREC records one county per license, and nothing about where that agent actually sells. Read it as who’s based here, not who closes here.

The local association is the Greater Metro West Association of REALTORS®, in Weatherford, one of the owners of NTREIS; why that matters for your MLS access is on our Mansfield page.

What we offer agents

What you get with 6th Ave Homes in Parker County

You wouldn’t be our first agent out here. 6th Ave Homes already has agents who live and sell in Parker County.

When your buyer stands on a few acres, the real question is what they can build there and what it will cost. We sell houses and also design and build them, so you can bring our designers, our drafters and our construction pricing into that conversation. Our drafters draw plans remotely, for land anywhere, and our crews build in east Parker County, around Aledo and Willow Park.

Send us a client for design or construction work and a referral bonus comes back to you.

There’s training weekly, and you can come in person or join online. Your Guide to Texas Real Estate is five weeks on running a transaction: buyer representation, contract deadlines, inspections and negotiation. The Agent Resource Library holds the forms, checklists and compliance documents. We’re an NTREIS MLS Participant. MLS access begins as soon as you sign up. The owners aren’t agents, so nobody above you is chasing the same clients you are.

Anyone can sit in on a weekly training or the mastermind. Come to one.

Common questions

Questions about real estate careers in Parker County

How do I become a real estate agent in Parker County, Texas?

Exactly as you would in Houston or El Paso, because TREC issues one license for the whole state. You need 180 classroom hours to apply, then you pass the state exam, and you need a sponsoring broker before you practice. The license renews every two years, and by the first renewal TREC wants 270 qualifying course hours in total, plus Legal Update I and II. The full path is on our licensing page.

Which REALTOR® association covers Weatherford and Parker County?

The Greater Metro West Association of REALTORS®, based in Weatherford. It serves Parker, Palo Pinto, Eastland and Stephens counties, and it’s one of the associations that own NTREIS. Whichever association you join, your MLS access comes through your broker.

What contract do you use to sell land in Texas?

TREC publishes two. The Unimproved Property Contract (9-18) is for property “that does not have physical buildings, additions or fixtures on the land.” The Farm and Ranch Contract (25-17) is “generally used for rural properties with metes and bounds property description from a survey.” Both were updated on July 1, 2026.

What is TREC form 61-0?

The Seller’s Disclosure about Groundwater and Surface Water Rights, new on July 1, 2026. No other law requires it. The TREC contracts do: Paragraph 7I calls for it unless every statement listed in 7I(3) is true. Its job is to tell a buyer what water rights come with the property.

Do you have to register a water well in Parker County?

A new one, yes. The Upper Trinity Groundwater Conservation District requires a new well to be registered before it’s drilled. When a property with an existing well changes hands, the new owner files a transfer of ownership with the district.
