Benbrook · 76126

Real estate careers in Benbrook, TX

Your buyer reads “Benbrook, TX 76126” on the listing and asks, “So this is Benbrook, right?” Be the agent who already knows which city the house is in.

For about four in ten single-family homes with that ZIP on Tarrant County’s roll, the answer is Fort Worth or no city at all. That answer decides which of the contract’s notices apply, and which city, if any, issues the permit for the room your buyer wants to add.

We’re 6th Ave Homes, a Fort Worth brokerage with our own design and construction teams, and we’re hiring agents. We did this sort ourselves from public records. The sources and method are at the foot of the page. Counted October 18, 2026.

One ZIP, three answers

Benbrook 76126 homes by city: Benbrook, Fort Worth or none

A ZIP code is a mail route. City limits are drawn by cities, and they don’t follow the mail. Here’s where the 76126 homes on Tarrant’s roll sit.

Three listings can carry the same city and ZIP:

City of Benbrook
6,017 homes
City of Fort Worth
2,083 homes
No city at all
2,272 homes 2,226 of them inside Fort Worth’s ETJ

Not in the City of Benbrook: 4,355 of 10,372, about four in ten.

Single-family homes with ZIP 76126 on Tarrant Appraisal District’s roll, condos removed, grouped by taxing city. Our count.

The Fort Worth homes cluster in a handful of neighborhoods: Ventana, Skyline Ranch, Montserrat, Ridglea Country Club Estates and Montrachet.

The no-city homes sit in places like Pyramid Acres, Bella Flora, Mustang Creek Estates, and even Benbrook Lakeshore Estates, which has Benbrook in its name and no city on the roll.

It runs the other way as well: some City of Benbrook homes carry a different ZIP. And even the school district moves. The no-city homes split among Fort Worth, Aledo and Godley ISDs.

When your buyer wants to add on ↓

The ZIP tells you where the mail goes. The roll tells you which city, if any, the house is in.

The contract

The annexation and PID notices in the Texas resale contract

TREC’s one-to-four family resale contract, form 20-19, carries notices that depend on exactly where the house sits. Two of them land in 76126.

“If the Property is located outside the limits of a municipality, Seller notifies Buyer under §5.011, Texas Property Code, that the Property may now or later be included in the extraterritorial jurisdiction of a municipality and may now or later be subject to annexation by the municipality.”

Annexation

“If the Property is in a public improvement district, Seller must give Buyer written notice as required by §5.014, Property Code.”

Public improvement districts

TREC One to Four Family Residential Contract (Resale), form 20-19, paragraph 6.E

The annexation paragraph speaks to the 2,272 no-city homes. Almost all of them, 2,226, sit inside Fort Worth’s extraterritorial jurisdiction, the band just outside its city limits, which the city publishes as a map. The form tells the buyer to “contact all municipalities located in the general proximity of the Property.” In 76126, that list includes Benbrook and Fort Worth.

The PID paragraph speaks to 296 homes. They sit inside Fort Worth’s Public Improvement District 22, Veale Ranch, and the seller owes the buyer a written notice for each one.

Your buyer is about to sign a contract with these paragraphs in it. If you already know whether the house is in Benbrook, in Fort Worth or in neither, you can tell them which notices are about their house before they ask.

How to check which city a Benbrook address is in

It takes one search per house. Do it for every 76126 listing, including the ones that look obvious.

  1. Look up the parcel on TAD. Search the address in Tarrant Appraisal District’s property search (opens in a new tab). The record lists the taxing jurisdictions on that parcel. If a city is on the list, that’s the city.

  2. No city listed? Read the annexation notice. The house sits outside every city’s limits, so ¶6.E(5) applies. Most of those 76126 homes are inside Fort Worth’s ETJ; the city publishes that boundary as open map data (opens in a new tab).

  3. Ask the seller about districts. Is the house in a public improvement district? In 76126, Veale Ranch is one. Is it in a water or utility district? Paragraph 6.E(3) says that notice comes “prior to final execution of this contract,” so ask early.

Real estate careers in Benbrook: what agents ask

  1. Is every Benbrook 76126 address in the City of Benbrook?

No. By our count, the City of Benbrook holds 6,017 of the 10,372 single-family homes with ZIP 76126 on Tarrant County’s roll. Fort Worth has 2,083, and 2,272 sit in no city, so about four in ten are outside Benbrook’s limits.

  2. Which neighborhoods with a Benbrook address are in Fort Worth?

Ventana holds the most of them by far. Skyline Ranch, Montserrat, Ridglea Country Club Estates and Montrachet follow, going by the legal descriptions on Tarrant’s roll. Still check each house on TAD; a neighborhood name won’t settle it.

  3. What does the annexation notice in a Texas real estate contract say?

Paragraph 6.E(5) of TREC’s resale contract covers a house that sits outside any city. It tells the buyer the house could fall inside a city’s extraterritorial jurisdiction or be annexed, now or later, and points them to the nearby cities for answers. In 76126, that’s the 2,272 no-city homes we counted.

  4. What is the Veale Ranch PID?

It’s PID 22, one of the City of Fort Worth’s improvement districts, and we counted 296 homes with a 76126 ZIP inside it. When a house is in a PID, paragraph 6.E(7) of TREC’s resale contract has the seller give the buyer written notice.

  5. How do I find out which city a property in Tarrant County is in?

Search the address on Tarrant Appraisal District’s website. The parcel’s record lists its taxing jurisdictions, city included. If no city appears, the house is in unincorporated Tarrant County.

  6. When does MLS access start if I join 6th Ave Homes?

It’s yours as soon as you sign up. MLS access follows the broker, and 6th Ave Homes is an NTREIS MLS Participant.

  7. Does 6th Ave Homes build in Benbrook?

Yes. Benbrook is part of our core construction area, and one of the custom homes in our portfolio is a Benbrook design-build. Agents here can call our team in for a client, and when that client hires us, a referral bonus goes to the agent.

How we sorted Benbrook’s 76126 homes by city line

10,372

Single-family homes on Tarrant’s roll with ZIP 76126

We couldn’t find this count anywhere, so we made it. We pulled every parcel on Tarrant Appraisal District’s roll with a 76126 ZIP and a single-family code, 10,548 of them, and set aside the condos, which left 10,372. Then we sorted them two ways.

Roll says Fort Worth’s own map says
City of Benbrook: 6,017 All 6,017 outside Fort Worth’s limits and ETJ
City of Fort Worth: 2,083 2,082 inside Fort Worth’s limits, 1 just over the line in its ETJ
No city: 2,272 2,226 inside Fort Worth’s ETJ, 46 outside both

First, by the taxing city on each parcel’s record. Second, by where each parcel’s center point falls on the City of Fort Worth’s own city-limits and ETJ maps. The two agree on all but one home.

The count stops at the city line. It won’t show what any one home pays in taxes, whether a city will ever annex it, or whether a district notice applies. Look those up parcel by parcel.
