In Ridglea Hills

The lots here are three times the width of a pre-war Fort Worth lot and the kitchens are not, because a 1955 kitchen was a galley whatever the house was worth. That is the whole job in Ridglea: the room is small, the house around it is not, and the wall you want gone is usually the one between the kitchen and a formal dining room nobody has eaten in since the Bush administration. Median house is 2,351 square feet and a quarter run past 2,996 — the space to take is already inside the footprint.

Post-war ranches, traditional brick, and larger custom houses on the elevated lots — most of the neighborhood is fifty to seventy years old.

The grade is the site condition here, not scenery. Sloped and elevated lots mean split levels, stepped foundations, retaining and drainage that have to be designed rather than assumed — and an estimate that ignores your slope is not an estimate for your house.

Ridglea Hills is not a historic district. There is no design review here.

Fort Worth designates fourteen local historic districts and this is not one of them, so no Certificate of Appropriateness stands between you and a permit. Private deed restrictions are a separate question and worth confirming for your section — no city overlay is not the same as no restriction.

The grade decides more than the zoning does

Almost every lot here clears the minimums with room to spare — the median is 15,000 square feet against a 5,000 requirement, so coverage and width are rarely what stops a project. The hill is. Elevation across the neighborhood runs from about 590 to 770 feet, and on a foundation that steps with it, where a drain can run shapes the plan before any setback does.

The moves that matter in Ridglea Hills

Every neighborhood rewards something different. These are the three that come up on almost every kitchen remodel we take on.

  1. The dining room is the addition you already own

    A post-war plan here almost always has a separate formal dining room sharing a wall with the kitchen. Taking that wall out costs a fraction of adding the same square footage, and on a house this size it is usually the only move that matters.

  2. Check what the slab will give you

    Most of these houses are on slab, so moving a sink or adding an island means cutting and re-pouring for drain lines. It is ordinary work and it is not free, and it is the difference between two layouts that look identical on paper.

  3. Budget the panel with the appliances

    A 1955 kitchen was wired for a range and a refrigerator. Induction, a real vent hood, a second oven and a beverage fridge is more load than that service was built for, and finding out at rough-in is the expensive way to learn it.

The neighborhood

Ridglea is a family of neighborhoods. The Hills got the terrain.

Morris E. Berney and Bernie L. Anderson platted Ridglea in 1928 and put their names on streets and a park that are still here. The Depression stopped them, the war filled the flat ground with bungalows for bomber-plant workers, and in the late forties Luther Bros. and Wilson picked up the addition and finished the job. A.C. Luther ended up so identified with the place that people called him Mr. Ridglea, and his own advertising promised, without much modesty, that Ridglea Has Everything.

The neighborhood filled in through the fifties and sixties, and a good deal of it was built for officers stationed at Carswell Air Force Base a few minutes west. What that left is about thirteen hundred and fifty single-family houses that are mostly one story, mostly brick, three bedrooms and two baths on something close to a quarter acre — with enough genuine midcentury modern scattered through it that you can be two streets from a Quincy Jones and not know it.

Camp Bowie Boulevard is the northern boundary and the reason the name carries at all. Luther built the commercial half under red Mission tile and wrought iron so the shops would look like they belonged to the houses, and gave the theater a tower tall enough to read from the boulevard as a sign for the whole development. Most of it is still standing and most of it is still working.

Worth knowing before you read a listing: Ridglea is an umbrella. Ridglea North sits above Camp Bowie around Berney Park, Ridglea Hills below it, and Ridglea Country Club Estates is a separate subdivision further south around the club's South Course, partly in Benbrook. Different terrain, different houses, different prices, one name. The pocket has to finish the sentence.

  • Ridglea Hills Elementary

    Pre-K through fifth, more than sixty years old, and it feeds Monnig Middle and then Arlington Heights High. 6817 Cumberland Road.

  • Ridglea Hills Park

    Six acres of trails, shelters and grills right beside the school. The city bought it in 1960 and named it the next year.

  • Luther Lake

    Ten private acres in the middle of the neighborhood, lit up every December.

  • Ridglea Country Club

    Two courses. The club dates its opening to 1954; the South Course and its clubhouse followed in 1967.

  • The Ridglea Theater

    A 1950 movie house with a stone tower, on the National Register since 2011 and still booking shows.

  • The Fuller House

    Walls of glass and rooms cut to odd geometry, designed by A. Quincy Jones in 1953, on a street of brick ranches.

What people buy in Ridglea is the lot and the terrain, and what they inherit is a mid-century kitchen that was never meant to be looked at. The galley plan made sense when the room was for one cook and a swinging door; it makes none in a house that is 2,351 square feet at the median and entertains in the room next to it. Nearly every kitchen we draw here is the same move — the wall to the dining room comes out and the kitchen finally gets the width the lot always had.

Can the wall between the kitchen and the dining room come out?

In most of these houses, yes, and it is the single change that does the most. A 1950s Ridglea plan closes the kitchen off from a formal dining room that shares a wall with it, and that wall is usually not carrying the roof — but it is sometimes carrying a ceiling joist run, which is a beam conversation rather than a demolition one. We answer that from the framing before anyone chooses a countertop.

Will a kitchen this size need the electrical service upgraded?

Often. The original service in these houses was sized for two appliances, and a modern kitchen can ask for five or six on dedicated circuits. Whether the existing panel has the capacity is something we check off the drawings, because discovering it once the walls are open costs more than checking it on paper. It is a line item we price early on purpose.

Do I need historic approval to renovate in Ridglea Hills?

No. Ridglea Hills is not among Fort Worth's fourteen local historic districts, so no Certificate of Appropriateness is required. Confirm any private deed restrictions for your section — the absence of a city overlay is not the absence of a restriction.

Does the slope on my lot change what a remodel costs?

For work inside the house, rarely. The moment a project touches the exterior, whether that is an addition, a rear extension or outdoor living, the grade stops being scenery. It becomes a line item: stepped foundations, retaining, and drainage that has to be designed rather than assumed. An estimate that ignores your grade is not an estimate for your house.

The house is split level. Does that limit where the bathroom can go?

It constrains it, and it is the first thing worth checking rather than the last. On a stepped foundation the answer is usually yes but not free: relocating waste line means opening a floor structure that was never designed to be opened, and the cost of that is a real number rather than a rounding error. It is not something you want to discover after you have fallen in love with a plan, so we confirm it before we show you one.

Do you remodel a kitchen on its own, or only inside a bigger renovation?

On its own is real work and we take it. It is also the room that starts bigger conversations, because the moment the wall between the kitchen and the living room comes down, the rest of the floor plan has an opinion. We will tell you which project you are actually standing in before you sign anything.

What is the smallest kitchen project you take?

Not a countertop swap or a single appliance. Our kitchens are full remodels: cabinetry, the layout, plumbing and electrical moved where they should have gone the first time, and finishes chosen against the rest of the house. Small single-trade jobs are honest work, just not ours.
