A kitchen here sits at the back of a 1920s masonry house. The outside walls are brick or stucco and stay put, so the real question is which inside wall or back room the kitchen can take, and that is a framing answer we get from the house before we draw. The historic overlay only matters at the outside wall: on the two-thirds of addresses inside it, a new window or back door is reviewed, and work inside the walls is not.

This is an address question, never a neighborhood one, and it is the first thing we check. Inside the overlay, exterior work needs a Certificate of Appropriateness before the permit issues. Outside it, the standard permit path applies. Anyone who answers this from the neighborhood name is guessing with your schedule.

Where a row shows two front-yard figures, Fort Worth is setting that minimum by street classification — the lower one applies only on a limited local street. Which classification your street carries is the city's answer rather than anything you can read off the street sign, so we pull it before we draw.

Your front setback is set by your neighbors, not by the table

On an established block Fort Worth measures the required front yard off the nearest houses rather than the zoning table. It is the rule that most often moves a Mistletoe Heights addition on paper, and it is not something you can read off a zoning map — it comes from measuring the houses on either side of you.

    The service porch or back hall behind a 1920s kitchen is already inside the footprint and under the roof. Folding it in is the cheapest square footage the house has to give.

  2. Keep the brick you find inside

    When we expanded a Mistletoe Heights kitchen, the original brick flue stayed, restored and left exposed, and the room was finished around it. In a masonry house, the old brick is often the best wall in the kitchen.

  3. Store like there is no garage

    A third of the houses here record no garage at all, so the bulk storage a garage would take lands inside the house. Tall pantry cabinets and a drop zone by the back door earn their space here.

The neighborhood

A hundred years old, on the bluff over the Clear Fork.

Mistletoe Heights sits on the bluff above the Clear Fork, and the ground does what that sounds like — the western edge drops sixty to seventy-five feet before it flattens onto the plateau the rest of the neighborhood sits on. The Trinity Trails run along the bottom of it.

The Forest Park Gates at Park Place are the front door: two limestone towers with red tile roofs, built in 1917 and 1918 and city landmarks since 2002. The ornamental streetlights on Irwin are documented historic fixtures. The Ponton House on Mistletoe Drive, a Spanish Eclectic by Joseph Pelich, is a Recorded Texas Historic Landmark.
