Later than the streets suggest — the median house here dates to 1939, and there are nearly as many houses from the 1940s as from the 1920s. One-story cottages and larger stately homes, prairie through Mediterranean, on wide tree-lined streets.
Under all of it is deep clay with no rock to bear on, so the ground moves with the seasons. That puts foundation and drainage among the first decisions on a job here rather than the last, and it is why the same set of drawings can price differently on two lots a block apart.

The ground rules in Ryan Place
Roughly 85% of Ryan Place carries no historic overlay at all.
The name misleads people in both directions. Elizabeth Boulevard is a designated historic district and its houses are reviewed; the great majority of the neighborhood around it is not, and takes the standard city permit path. Getting this backwards tells four-fifths of the neighborhood they need a review they do not need.

Where a row shows two front-yard figures, Fort Worth is setting that minimum by street classification — the lower one applies only on a limited local street. Which classification your street carries is the city's answer rather than anything you can read off the street sign, so we pull it before we draw.
Three different minimum lot sizes inside one neighborhood
Most Fort Worth neighborhoods are one base zoning. Ryan Place is three, and which one you are in decides your minimum width, your maximum coverage and whether your front yard starts at 15, 20 or 25 feet. Two houses four doors apart can face different rules, so the parcel gets pulled before anything is drawn.

The neighborhood
One grand boulevard, and eight hundred ordinary houses around it.
The gates went in the same year, in Carthage stone and marble, and they were never the point on their own. Elizabeth Boulevard was drawn with sixty-foot house setbacks and thirty-foot public parkways, terraced lawns behind wide sidewalks, utilities buried in the alleys, and stone street signs set into the curb. The houses were never meant to carry the whole thing. The street itself was designed.
There is no retail inside Ryan Place at all. Every commercial parcel sits on a boundary street, so the interior is houses and trees and nothing cutting through it. Paschal High School is three tenths of a mile off the southwest corner, and that puts a lot of families here on purpose.

What that means for your kitchen remodel
The Ryan Place house we took nearly to the studs kept its stained glass, its original doors and even its speaking tubes. The kitchen came out in deep forest-green cabinetry and honed stone, because the owners told us on day one not to play it safe, and a house that old could carry it.

Will the wiring in an older Ryan Place house carry a new kitchen?
Check before assuming it will. A house here may date to the 1920s or the late 1940s, the wiring practice differs between the two, and many have had decades of changes from later owners on top. A modern kitchen asks for more dedicated circuits than either era planned for: the dishwasher, the disposal, the microwave, often induction or a second oven. Whether the panel and the service can carry that gets read off the house before the drawings are final, because finding out with the walls open is the expensive way to learn it.
Does a kitchen or bath remodel on Elizabeth Boulevard need historic approval?
Not for the room itself. The city's review is triggered by exterior work, so a kitchen or bath that stays inside the walls is not reviewed, even on the boulevard. What changes that is the outside of the house: a new or enlarged window, a door, a deck. On Elizabeth Boulevard those need a Certificate of Appropriateness before the permit issues. Anywhere else in Ryan Place they take the standard permit path. We check your address against the district map before we quote a schedule.
Do you remodel a kitchen on its own, or only inside a bigger renovation?
On its own is real work and we take it. It is also the room that starts bigger conversations, because the moment the wall between the kitchen and the living room comes down, the rest of the floor plan has an opinion. We will tell you which project you are actually standing in before you sign anything.
What is the smallest kitchen project you take?
Not a countertop swap or a single appliance. Our kitchens are full remodels: cabinetry, the layout, plumbing and electrical moved where they should have gone the first time, and finishes chosen against the rest of the house. Small single-trade jobs are honest work, just not ours.
