Why the kitchen remodel averages you see online run lower

Many of them include smaller jobs than a full remodel.

Online cost guides often start their ranges with a refresh: new counters, new cabinet doors, a backsplash and paint. A range that starts there pulls the average down. If you’ve priced a kitchen online and then gotten a real bid that came in higher, check which job each number was for.

The City of Fort Worth draws a line between those two kinds of job. In its own words:

Move a wall, the plumbing or the wiring, and the job needs a permit (more on that in the questions below). Our kitchen remodels are full remodels: cabinetry, layout, plumbing and electrical planned together, with finishes chosen to fit the rest of the house.

What moves the price

What moves a kitchen remodel from $55,000 to $175,000

Four things: the layout, the cabinets, the appliances, and whether the plumbing and wiring move.

  • The layout

    The layout sets the budget more than the finishes do. Where the sink goes and whether the range wall can hold a hood get settled before any tile is picked. If the wall you want gone is load-bearing, you’ll know early, and we coordinate the structural engineering.

  • The cabinets

    The grade you pick, and how much cabinetry the plan calls for. Cabinets that run to the ceiling or a bookshelf built into the island each add cabinet work, and you’ll find both in our kitchens below.

  • The appliances

    Appliances are mostly your call, and they can move the total by tens of thousands of dollars without changing a single drawing. Pick them early so they don’t surprise the budget later.

  • The plumbing and wiring

    A sink that stays put costs less than one that moves. Move it, or run water or power out to an island, and the work goes into the floor and back to the electrical panel, well past swapping a fixture.

How to budget for a kitchen remodel

Start with where your kitchen sits in the range, then budget for the permit fees, a contingency and your plans on top of it.

The fee for your plans is its own line, the way an architect’s would be, and it doesn’t count toward construction. Drawing sets run $2,000 for a simple single room up to $16,000 for a permit-ready set on a large, high-end build. A kitchen with more design detail takes more drawing, so its plans cost more. Is $30,000 enough for a kitchen remodel?

For a full kitchen remodel with us, no. Ours start at $55,000, construction plus our fee, before permits and contingency. A refresh at $30,000 is honest work; it’s just not the kind of job we take. What is the most expensive part of a kitchen remodel?

The cabinets. On most kitchens they’re the biggest single cost, and the grade moves it a lot: stock, semi-custom and cabinets built in place are priced as three different jobs.

How much does a kitchen remodel cost per square foot in Fort Worth?

About $600 a square foot for a full kitchen remodel with us, construction plus our fee. Treat it as a rough yardstick: two kitchens the same size can land far apart, depending on the layout, the cabinets and the appliances.

Do you need a permit for a kitchen remodel in Fort Worth?

Yes, if the work changes, moves or repairs walls, floors, ceilings, windows, doors, electrical, mechanical or plumbing. That’s the City of Fort Worth’s rule, and it includes drywall: replacing 16 square feet or more in any wall or ceiling needs a building permit. When your kitchen needs one, we pull it and handle the inspections.

How much does it cost to make a kitchen bigger?

If the space can come from inside the house, by taking in a dining room or back hall next to the kitchen, it’s still a kitchen remodel, and the walls coming out put it toward the $175,000 end of our range. If no new layout can make it big enough, home additions with us start at $60,000 for a bump-out. Both figures are construction plus our fee.

Should I remodel just the kitchen or the whole house?

If the kitchen is the only room that isn’t working, remodel the kitchen. If opening it up would change the rooms it connects to, price the whole house, since work that shares walls or mechanical systems is best done in one pass. Whole-home remodels with us run $150,000 to $750,000, construction plus our fee.
