What it costs with us
Home addition cost in Fort Worth, from a bump-out to a second story
At $60,000, you get a bump-out on the house you already have. The jobs that reach $420,000 are full second stories built on top of it.
$60,000–$420,000
$175 to $400 a square foot
Both figures are construction plus our fee, billed Cost Plus: you see what the materials and labor really cost, and our markup is listed on top of them.

What moves the price
What moves a home addition from $60,000 to $420,000
The kind of addition sets where you start, from a bump-out to a second story. A bathroom, what your house can carry, and how closely the new part has to match decide whether you pay nearer $175 or nearer $400 a square foot.
Up or out
A small addition off the back leans on the house you have: its walls, its roof, its wiring and pipes. A second story asks the house below to hold a whole new floor, so it brings an engineer, a stair, a new roof and new runs for every system.
-
Whether a bathroom goes in it
Running water lines and drains out to new square footage costs $15,000 to $35,000 with us, on its own. The closer the new bathroom sits to the pipes you already have, the lower in that band you land.
-
What your house can carry
Whether the old foundation can be extended, whether a load-bearing wall stands where the new opening goes, and whether the framing will hold a floor above it. Some of those answers only come once the house is opened up, which is what the contingency on your budget is for.
-
How closely it has to match
The goal is a house that reads as one house, old part and new. Where a historic overlay applies, custom millwork and exterior materials made to match add 10 to 15 percent.
Permits
What the City of Fort Worth asks for on a home addition
An addition needs a building permit, and the City asks for more with it than with a remodel: your lot’s plat, a site plan and an engineered foundation plan. In Fort Worth, budget $1,200 to $3,500 in permit fees on top of our range.
Two of the City’s lines touch the parts of an addition that cost the most. In its own words:
- The foundation
-
“All new residential permits must have an engineered foundation plan. Additions over 500 square feet, special designs, and post-tensions plans require plans sealed by an engineer.”
City of Fort Worth, “Submittal Requirements for New Residences and Additions”, revised 05/26/2026
- A bathroom in the addition
-
“Changing, installing, moving or repairing plumbing, including water heaters and shower pans requires a plumbing permit.”
City of Fort Worth Development Services, “Residential Permitting”
Everything else the City asks for with an addition is on our addition plans page.
Zoning also limits where an addition can sit on your lot and how big it can be. Fort Worth setback requirements
On our additions, our team walks the permit through the City.

Budgeting
How to budget for a home addition
Beside our range, an addition needs three more lines on your budget: permits, a contingency and your plans.
- Fort Worth permit fees:
- $1,200–$3,500
- A contingency:
- 15–20% of budget
- For what the existing house turns out to be hiding.
- Your plans: a separate drafting fee
- Drawing your addition is a separate fee from building it. Ours run $2,000 to $16,000, and the fee grows with what the addition will cost to build. How we draw addition plans
How to get a home addition estimate
After the first walk-through you get an estimate. Once the design is done, you get a detailed budget.
-
Meet Up.
A designer and a builder come to your house, look at it with you at no charge, and give you an honest estimate.
-
Team Up.
Our drafting team draws the addition onto your house as it stands, a licensed outside engineer works out the structure, and your detailed budget comes from those drawings.
-
Glasses Up.
We build it, you watch the budget as it moves, and you get back a home that feels like you.

How much does a home addition cost per square foot in Fort Worth?
With us, $175 to $400 a square foot, construction plus our fee, before permits and contingency. The kind of addition sets the starting point, from a bump-out to a second story. A bathroom, what the existing house can carry and how closely the addition has to match decide where in that band yours lands.
How much does a second-story addition cost?
Second stories are what reach the top of our $60,000 to $420,000 range, construction plus our fee, before permits and contingency. They run toward the top because the house below has to carry a new floor, which means engineering, a staircase, a new roof and every system tied in again.
What does a bathroom add to the cost of an addition?
The plumbing alone runs $15,000 to $35,000 with us when it goes into new square footage. Where the new bathroom sits matters most: the farther it is from the pipes you already have, the more of that band you use.
Why is the contingency 15 to 20 percent on an addition?
Because an addition ties into a house that was already standing, and some of what the tie-in needs only shows once the old walls and foundation are opened. With Cost Plus billing, anything the house turns up is priced in the open.
Do I need an engineer for a home addition in Fort Worth?
Yes. The City of Fort Worth asks for an engineered foundation plan with an addition, and for plans sealed by an engineer once it passes 500 square feet. A second story also needs one to confirm the house below can carry the new floor. We coordinate licensed outside engineers and get their stamped work into the set. When plans need an engineer
Is a garage apartment priced like a home addition?
No. A garage apartment is priced as its own project, from converting the garage you have to a new detached building, and ours run $40,000 to $280,000. An addition stays attached and shares the house’s systems. Garage apartments
